The answer depends on building height, commodity classification, and storage configuration. ESFR ceiling-only systems are typically used for high-bay warehouses storing Class I–IV commodities up to 40 ft in height. In-rack systems are required when storage height, commodity type, or aisle configuration exceeds ESFR design limits — common for high-piled storage of Group A plastics, idle pallets, or rubber tires. Many modern distribution centers use a combination: ceiling ESFR plus in-rack at upper levels. Richardson performs the commodity analysis and hydraulic modeling to determine the right system for your specific inventory and racking configuration.
A commodity classification assesses how quickly and intensely your stored materials will burn — it determines the required sprinkler system design density. The four main classes are Class I (non-combustible products in cardboard), Class II (non-combustible in wood or paper packaging), Class III (combustible products in wood or paper packaging), and Class IV (limited plastics). Group A, B, and C plastics are the most demanding and require significantly more suppression capacity. Richardson performs formal commodity classification reviews documented for AHJ submittal.
Yes. Cold storage and freezer spaces require dry-pipe or pre-action systems because wet-pipe systems would freeze. Pre-action systems add an electronic detection layer before water enters the pipe — useful in freezers where false activations cause significant damage. Refrigerated spaces below 40 degrees Fahrenheit always require dry-pipe or pre-action. The design must account for ice buildup on sprinkler heads, special thermal ratings, and drainage. Most industrial occupancies fall under NFPA 13. Design criteria depend on your occupancy hazard classification: Light Hazard (offices within the facility), Ordinary Hazard Group 1 (light manufacturing), Ordinary Hazard Group 2 (woodworking, metal fabrication), or Extra Hazard Group 1–2 (flammable liquids, chemical processes). High-piled storage areas are governed by NFPA 13 Chapter 20 and California Fire Code Chapter 32. Fire alarm systems follow NFPA 72. Special suppression systems have their own standards: NFPA 11, 2001, and 12.
FM Global publishes loss prevention data sheets that are generally more stringent than NFPA 13 — FM-insured properties typically require higher design densities, additional water supply margins, and more rigorous head spacing. FM Global is the insurer, not the AHJ, so their requirements layer on top of CFC and NFPA 13. NFPA 25 governs inspection frequency. For a typical industrial wet-pipe system: visual inspection of heads quarterly; alarm valves and water flow tested annually; full internal inspection every 5 years. Dry-pipe and pre-action systems require more frequent testing — internal inspections annually and full trip tests every 3 years.
